  • **Discount on interest rate is equal to the interest rate of the existing mortgage loan. The discounted interest rate must not be more than MRR -1.50 percent, and must not be less than MRR -2.00 percent.
  • Minimum Retail Rate (MRR) = 6.87% p.a. (as of Aug 15, 2019)​
  • MRR is based on the rate as announced by KBank as of the loan application date
  • The combined K-Home Loan and K-Home Décor Loan must not exceed 95 percent of the appraised value, and loan will be granted up to 80 percent of the appraised value for homes with an appraised value of 10 million Baht or more
  • Customers may apply for additional loan on top of the outstanding amount under the existing mortgage term with another financial institution (for an amount equal to the difference between the approved credit limit less the outstanding amount under the existing mortgage term with another financial institution).

Qualifications

Nationality

  • Thai

Age

  • Be at 20 years of age and older
  • the guarantor's age combined with the duration of the loan cannot exceed 70 years

Income

  • Earn fixed monthly income of 15,000 baht and over
 

Duration of Employment

  • Fixed income earners must have at least 1 year of experience. The time at old workplaces are counted. Borrowers must have already passed the probation period at current workplace and must have worked there for more than 6 months.
  • Business owners must have been in their current businesses for at least 2 years

Others

  • The number of co-borrowers must not exceed two, and they must be relatives by law

What is a home refinance loan ?

This is a loan from one bank to pay off a home loan from another bank in order to take advantage of lower interest rates and reduce one’s debt burden by reducing monthly payments and/or shortening the loan term.

If I want to apply for home loan, how much can I borrow ?

In general, loans for purchase of houses together with land, townhouses, commercial buildings, condominium units, or for home construction shall not exceed 80% of the appraised value of the property. However, loans for units in certain housing projects supported by KBank may be as high as 95 percent of the purchase price. To learn more, please call 02-8888888.

If I refinance a loan from another bank at KBank, what expenses will I encounter ?

Expenses for debt refinancing include an appraisal fee (around 3,000 Baht), the mortgage registration fee (one percent of loan amount, not exceeding 200,000 Baht), the stamp duty of 0.05 percent of the refinance loan amount, and home insurance (rates set by insurance companies).

If the applicant has insufficient annual income to make the monthly payments for the requested loan, how can this problem be solved?

You may request an additional amount of up to five million Baht, depending on the loan-to-value ratio per the refinancing criteria.

What kinds of loan are refinance interest rates available for ?

Refinance interest rates are available for refinancing houses, condominiums, and for purchasing pre-owned homes and also for commercial buildings. They are not available for purchases of vacant land.

What relationship must persons have in order to take out a loan jointly ?

They must be siblings/relatives/spouses (registered). If married without Marriage Certificate, submit a Letter of Marriage Confirmation or a copy of child’s Birth Certificate, if any.
